  • Q: Am I required to make my property available to Section 8?

    A: Even though we cannot discriminate to any qualified renter due to Federal Fair Housing guidelines; your property may not be suitable for Section 8. Even though rent is practically guaranteed, the Tenant will still be required to have an approved application with ADG Realty.
  • Q: Are you licensed?

    A: Alicia Thomas is a license Real Estate Broker in North Carolina and South Carolina. She has been a broker in both states for over 17 years.
  • Q: Can I reach you after hours?

    A: ADG Realty is on call 24/7 for emergencies. Your property is truly safe with ADG Realty. Your Tenants will be instructed on how to put in maintenance request on their portal.
  • Q: What are your fees?

    A: ADG Realty charges a flat rate fee of
    $100/month per Management fee
    50% of 1st full month’s rent as a Leasing fee for every new Tenant
    $250 Renewal fee to include inspection w/pictures
    Full Month’s rent as a Procurement fee if the Owner is choosing to manage their property after a suitable Tenant is found. In this case, ADG Realty will market, screen applicant, prepare lease, and collect 1st month’s rent. Once this is completed, ADG Realty will hand over all information to the property owner.
  • Q: Do I get to see the lease or sign it?

    A: With ADG Realty, Owners will see and sign lease via Docusign after the Tenants sign unless ADG Realty has otherwise been instructed.
  • Q: Do you sell real estate too?

    A: ADG Realty is able to sell real estate and locate investment homes for Investors. ADG Realty has over 17 years in the business of Property Management and Sales.
  • Q: How and when do I get my checks?

    A: ADG Realty makes ACH payments between the 15th and 20th of each month. We will also cut checks if the Owner desires to have a paper check instead of an electronic deposit. All payments will be accompanied with a monthly statement of allocated expenses and disbursements.
  • Q: How is rent collection handled?

    A: Rent collection is handled between the 1st and the 5th. After the 5th, the Tenant is considered late and may be charged a late fee. ADG Realty will start collection proceedings after the 5th of the month and will report to Owner any Tenants that have not paid.
  • Q: How soon can you start managing my property?

    A: ADG Realty can start managing your property as soon as they have a signed Property Management agreement and the property owner is not under contract with any other property management firm.
  • Q: What type of properties do you manage?

    A: ADG Realty specializes in Single family residential homes, Townhomes, Condos and Apartment complexes.
  • Q: What type of reports do I get and how often?

    A: ADG Realty provides monthly property statements to Owners. 1099 and Schedule E forms are provided for taxes each January.
  • Q: Who holds the tenant security deposit?

    A: Security Deposit Trust Account by ADG Realty Investments, LLC
